Knowing how much your property is actually worth is essential for getting the most out of your sale. Figuring out what you can realistic get for your property puts you in a far better position than just hoping to sell at a price you want to achieve.

After all, any item that is up for sale – be it a car, a pair of shoes or a house – is only worth what you can persuade a buyer to part with. Knowing what your home is worth will give you the confidence to stick it out and get the right price.

3. Make changes to add value

If you have the time and money to make some home improvements before you put your house on the market, do it. 4. Depersonalise for profit

Give prospective purchasers every chance to fall in love with your home by removing as much of yourself from it as possible. You want your buyers to immediately feel as though your property could be their home, so try and depersonalise it as much as you can without leaving it cold and unwelcoming.

Minimise the family memorabilia in order to strike the right balance. There’s no need to completely remove all of your personal touches, but don’t make viewers feel as though they are intruding either. Think about how show homes are set up and you’ll be on the right track.

5. Work with time frames

Speak to your agent about how the market is performing at present in your area and work together to come up with some realistic time frames that you can stick to. It’s usually the case that property attracts the greatest attention within the first 30 days of it hitting the market, but what happens after that?

Figure out what your next move will be should you not get any solid enquiries once that time has passed. Your agent will be able to advise you on whether a drop in price will create more interest or not, so be prepared to adjust accordingly. Adapting to the market is essential if you want to sell quickly AND achieve the best price.

6. Patience is a virtue

Getting that first offer from a potential buyer is exciting, but it’s worth remembering that this is often just an opening gambit to feel you out.
